For some people, it is tempting to buy a new build home – the appeal of a home where everything is brand new and ready to move into is certainly appealing, there are definitely things that you should look out for if you do decide to go down the new build route.

If you have some friends or neighbours that have recently bought one of the homes on the development it is a good idea to speak to them about how they found the buying process, and whether they got a good standard of customer service. They may be able to recommend things to look out for and how they found the purchase in general.

It is also a good idea to have a look at other developments that have been built by the same developer – you will be able to get a good idea of what yours will end up like, and you could also speak to the people who live there and see how they feel about it. The developer will have their own promotional material but remember this is not something that you should base your decision on, as it can be of course heavily biased!

Look at what is surrounding the development and what is important to you – for example, does it have good transport links? What about the amenities like local shops, and schools if you have children or are planning to in the future? Does it have green space nearby that you can enjoy? These are all things that could have a big impact on how much you will enjoy living there.

Because new build properties depreciate in value as soon as you buy them, you want to make sure this is going to be a home that you can enjoy for a good few years, so make sure that you think about future plans when you are buying a new build property. Compare it to homes in the area that are not new builds and see what you can get from the new build that you might not get from an older property.

You can also look at how you can add value to the property – adding an extension or a loft conversion may mean that you will be able to get more from your home in the future and also when the time comes to sell it, it will make it more attractive to any potential buyers – the aim with a new build property is to think long term.
